USA Foreclosures- 20 Percent Yields and 50 Percent Capital Gains ...

Posted by Admin on June 27, 2012

Brisbane, Queensland (PRWEB) April 26, 2012

As this week?s Australian Investment property update from industry expert Michael Yardney pointed out, ?property markets are likely to remain soft this year,? yet Brisbane based Property Investment Company USA Foreclosures is achieving 20% Yields and 50% Capital gains for its clients. This situation comes about due to 2 unprecedented scenarios unfolding, the speed of economic recovery in Michigan as discussed this week in the Detroit Free Press and the continuing glut of foreclosed properties owned by banks in the state of Michigan.

With their Head Office in Brisbane,Queensland and working with one of America?s largest real estate brokers focusing on bank owned quality properties in upwardly mobile residential areas, USA Foreclosures Pty Ltd is creating a win win by facilitating cash rich Australian investors to buy cheap American real estate and reduce the Banks? balance sheet of foreclosed properties in return for very substantial yields.

Managing Director Phil Gerathy says, ?We have assembled a team over the last few years that has a great track record of integrity and experience and our network of inside contacts allows us a unique opportunity to offer to our clients.?

One such member of the USA Foreclosures team is a man who has seen it all, Dennis Dickstein, a 40 year (3rd generation) Michigan real estate agent, who is more aware than anybody of the incredible once in a lifetime opportunity 2012/13 brings in the form of bank owned foreclosed real estate.

USA Foreclosures has focused on the very best market in America (A PNC Bank survey this month revealed that 35% of businesses in Michigan are planning to hire in the next 6 months.) and has generated key relationships to make sure only the best properties are offered to their clients. The state of Michigan was absolutely crucified by the GFC (Comerica Banks Michigan Economic Activity Index rose to a level of 98 in 2012 63 percent above the index low of 60 in 2009), it has a huge dependency on the Motor Car industry which in 2007/8 had been decimated only to be bailed out by the US government. Sadly this period caused great problems for this iconic part of the world, but now the opportunity to own homes that once sold for $ 200,000 at a massive discount is there. Such properties are now being given away by banks desperate to lighten their balance sheets for $ 50,000 with annual rental incomes of $ 10,000.

IDEAL FOR SELF MANAGED SUPER

Phillip Gerathy who has spent a lifetime in the Financial industry said, This is a once in a generation opportunity for Australians to invest. Self managed Super Fund holders or people with a line of credit or cash have an incredible situation to take advantage of because the Michigan economy is recovering yet Bank Owned Foreclosures in good residential areas are still widely available if you are on the inside.

In 2009 Unemployment in the state of Michigan hit 14.3% yet as reported by the US Bureau of Labor statistics this week it is now down to 8.5% and falling as GM recorded the highest profit figure in their 103 year history and business across the board starts to gain more traction.

ABOUT USA FORECLOSURES PTY LTD

Mr Phillip Gerathy who had been involved in the Financial Services industry for over 30 years commenced purchasing foreclosed US properties early in 2009. His company Austplan USA Pty Ltd was the first model of what would ultimately become USA Foreclosures Pty Ltd. Report: Military Can Provide Female Troops With Better Health Care

By Nina Liss-Schultz

Photo: Sgt. Jennifer Jones/USMC

The presence of women in the last decade of war has been significant: 275,000 women have been deployed ? 13,000 to Afghanistan so far this year alone. At least 130 women have lost their lives during service since 9/11. And in February, the Pentagon eased the ban on women serving in combat roles. But despite the growing number of women serving, and in light of female service members? growing combat roles, an Army task force on women?s health concluded that U.S. armed forces are ill-prepared to provide female soldiers with adequate health care ?that?s both equal in quality to that of their male counterparts, and that also accounts for the medical issues unique to a female population.?

According to the report, which was covered first by USA Today, none of the health problems described by the task force ? such as urinary or vaginal infections ? would bar women from ?serving in combat but instead create unnecessary physical discomfort.? Instead, the task force recommended creating a simple kit that allows women to self-test for these kinds of infections without having to approach a company medic, often a man, about symptoms. Results from those tests can then allow them to obtain proper medication.

The task force also issued other recommendations to address women?s health care:

? Build body armor and physical exercise uniforms that fit women. The Army says it is testing better-fitting body armor for women in August.

? Provide better security for tent lodging and bathrooms to lessen the risk of sexual assaults.

? Urge the Army, Marines and Air Force to conform with a Navy provision allowing 12 months for new mothers to spend with newborns to take full advantage of the health benefits of breast-feeding.

? Sponsor more research into better understanding of the mental health issues that develop when mothers separate from families to go to war.

Senator Patty Murray (D-WA) told USA Today that ?it?s disturbing that after a decade at war, women servicemembers do not have access to some of the simple, common-sense solutions in this report.? A key finding of the report is that the military fails to educate women about how to stay healthy. Because the military currently lacks health tutorials specific to women, female servicemembers often do not know, for instance, that contraceptives can mitigate the increased unpleasantness of menstrual cycles due to combat stress ? an issue that was widely reported to the task force.

Obama will have hands full with prickly Putin at G20 summit

President Obama will sit down with Russian President Vladimir Putin on the sidelines of the G20 summit Monday. Putin has already shown that he's in no mood to kowtow to the US.

By Howard LaFranchi,?Staff writer / June 18, 2012

The alliance between Syrian President Bashar al-Assad (l.) and Russian President Vladimir Putin (both shown here in a file photo) has been a stumbling block for US-Russia relations in recent months.

Sergei Chirikov/AP/File

US-Russia relations have deteriorated since the days of President Obama?s ?reset? with former Russian president Dmitry Medvedev ? the most recent sign of a refreeze being last week?s dust-up between Washington and Moscow over Russia?s material support for Syrian strong man Bashar al-Assad.

But when Mr. Obama sits down Monday with the once-and-once-again Russian president, Vladimir Putin, on the sidelines of the G20 summit?in Mexico, the US leader will be out to raise the conversation from a narrow focus on differences over Syria to a broader vision of the two world powers? common interests.

Those interests range from stability in Afghanistan and finding a diplomatic solution to Iran?s nuclear ambitions to seeing Europe get through the euro crisis without upending the global economy, White House officials say. Underscoring that common agenda is the fact that American and Russian negotiators will sit down in Moscow with their Iranian counterparts ? along with other world powers ? to discuss Iran?s nuclear program even as Obama and Mr. Putin meet.

Even on Syria, Obama will emphasize the ?areas of considerable overlap? in the two countries? objectives, one National Security Council official says. Both the US and Russia support the Kofi Annan peace plan, the official notes, and have similar ?strategic objectives? that include stopping the Syrian crisis from engulfing a volatile region in a larger conflict.

But that doesn?t mean Obama?s task will be easy. The nationalist and confrontational Putin has already made it clear that he intends to deep-six Mr. Medvedev?s friendly and cooperative approach to the US, and to Obama in particular.

Russia is watching the progress of Russia-focused legislation in the US Congress that targets Russian corruption and human-rights violators. And then there?s the election-year complication of presumptive Republican presidential nominee Mitt Romney casting Russia as ?America?s No. 1 geopolitical foe.?

Nissan says Leaf charger will start powering homes in July, details new battery (video)

nissan-leaf-charger-will-start-powering-homes-in-july

We kicked the tires on Nissan's Leaf-based EV Power Station in Tokyo a while back, and now the company has announced that Japanese customers will start receiving the home power backups in July. On top of trundling you around town, the EV's battery will supply 6kWh of juice to your house, keeping it powered for up to two days. It also features an advanced charger, which can juice the Leaf to 80% capacity in only four hours, compared to the eight usually required to get to that level. It'll be sold through Nissan dealers and will run 480,000 yen ($6,000), or less with government subsidies -- in addition to the $35K you'd need for the car itself, of course. Roll on past the break for the video details.

The weight of nations: An estimation of adult human biomass

The world population is over seven billion and all of these people need feeding. However, the energy requirement of a species depends not only on numbers but on its average mass. New research published in BioMed Central's open access journal BMC Public Health has estimated the total mass of the human population, defined its distribution by region, and the proportion of this biomass due to the overweight and obesity.

Up to half of all food eaten is burned up in physical activity. Increasing mass means higher energy requirements, because it takes more energy to move a heavy body. Even at rest a bigger body burns more energy.

Using data from the United Nations and World Health Organization, researchers from the London School of Hygiene and Tropical Medicine estimated that the adult human population weights in at 287 million tonnes. 15 millions of which is due to the overweight and 3.5 million due to obesity.

While the average body mass globally was 62kg, North America, which has the highest body mass of any continent, with an average body mass of 80.7kg. North America has only 6% of the world's population but 34% of the world's biomass mass due to obesity. In contrast Asia has 61% of the world's population but only 13% of the world's biomass due to obesity.

If all countries had the same average BMI as the USA the total human biomass would increase by 58 million tonnes - this is the equivalent of an additional 935 million people of world average body mass.

Explaining the implications of this study Sarah Walpole said, "Our results emphasize the importance of looking at biomass rather than just population numbers when considering the ecological impact of a species, especially humans."

This study was based on the 2005 WHO SURF report so it is an underestimate of the current situation. The world's population is continuing to increase in size the UN predicts that by 2050 there could be 8.9 billion people on the planet.

Prof Ian Roberts, continued, "Everyone accepts that population growth threatens global environmental sustainability our study shows that population fatness is also a major threat. Unless we tackle both population and fatness - our chances are slim."

Egypt's Mubarak sentenced to life in prison

CAIRO (AP) ? Hosni Mubarak was sentenced to life in prison Saturday for failing to stop the killing of protesters during the uprising that forced him from power last year. The ousted president and his sons were acquitted, however, of corruption charges in a mixed verdict that swiftly provoked a new wave of anger on Egypt's streets.

After the sentencing, the 84-year old Mubarak suffered a "health crisis" while on a helicopter flight to a Cairo prison hospital, according to security officials who spoke on condition of anonymity because they were not authorized to speak to the media. One state media report said it was a heart attack, but that could not immediately be confirmed.

The officials said Mubarak cried in protest and resisted leaving the helicopter that took him to a prison hospital for the first time since he was detained in April 2011. Mubarak stayed at a regular hospital in his favorite Red Sea resort of Sharm el-Sheikh from his arrest until his trial began in on Aug. 3. The officials said he insisted on the helicopter that he be flown to the military hospital on the eastern outskirts of Cairo where he has stayed during the trial.

Earlier, Mubarak sat stone-faced and frowning in the courtroom's metal defendants' cage while judge Ahmed Rifaat read out the conviction and sentence against him, showing no emotion with his eyes concealed by dark sunglasses. His sons Gamal and Alaa looked nervous but also did not react to either the conviction of their father or their own acquittals.

Mubarak was convicted of complicity in the killing of some 900 protesters during the 18-day uprising that forced him to resign in February 2011. He and his two sons were acquitted of corruption charges, along with a a family friend who is on the run.

Rifaat delivered a strongly worded statement before handing down the sentences. He described Mubarak's era as "30 years of darkness" and "a darkened nightmare" that ended only when Egyptians rose up to demand change.

"They peacefully demanded democracy from rulers who held a tight grip on power," the judge said about the Jan.25-Feb. 11 uprising last year.

Angered by the acquittals of the Mubarak sons and six top police officers, lawyers for the victims' families broke out chanting inside the courtroom as soon as Rifaat finished reading the verdict.

"The people want to cleanse the judiciary," they chanted. Some raised banners that read: "God's verdict is execution."

The charges related to killing protesters carried a possible death sentence that the judge chose not to impose, opting instead to send Mubarak to prison for the rest of his life.

Outside the courtroom on the outskirts of the capital, there was jubilation initially when the conviction was announced, with one man falling to his knees and prostrating himself in prayer on the pavement and others dancing, pumping fists in the air and shooting off fireworks.

But that scene soon descended into tensions and scuffles, as thousands of riot police in helmets and shields held the restive, mostly anti-Mubarak crowd back behind a cordon protecting the court.

Later, thousands of protesters gathered in Cairo's Tahrir Square, birthplace of the uprising, and in the Mediterranean city of Alexandria on Egypt's northern coast. They chanted slogans denouncing the trial as "theatrical" and against the ruling generals who took over for Mubarak, led by his former defense minister. "Execute them, execute them!" chanted the protesters in Alexandria.

Mubarak and his former Interior Minister Habib el-Adly, who was in charge of the police and other security forces at the time of the uprising, were convicted of failing to act to stop the killings during the opening days of the revolt, when the bulk of protesters died. El-Adly also received a life sentence.

Most of the dead were either shot or run over by police vehicles in Cairo and a string of major cities across the country.

Mubarak and his sons ? one-time heir apparent Gamal and wealthy businessman Alaa ? were acquitted on corruption charges, with the judge citing a 10-year statute of limitations that had lapsed since the alleged crimes were committed.

Just days before the verdict was made public, the state prosecutor leveled new charges of insider trading against the two sons. It now appears that these charges may have been an attempt to head off new public outrage once the acquittals of the Mubarak sons were made public.

It has appeared all along that prosecutions since Mubarak's fall targeting relatively few high level officials and their cronies have been motivated largely by a desire to appease public anger expressed in massive street protests that continued long after Mubarak's ouster.

Scores of policemen charged with killing protesters have either been acquitted or received light sentences, angering relatives of the victims and the pro-democracy youth groups behind the uprising.

Rock-throwing and fist fights outside the courtroom left at least 20 people injured, and a police official said that four people were arrested.

Thousands of riot police and policemen riding horses had cordoned off the building to prevent protesters and relatives of those slain during the uprising from getting too close. Hundreds stood outside, waving Egyptian flags and chanting slogans demanding "retribution." Some spread Mubarak's picture on the asphalt and walked over it.

Mubarak's verdict came just days after presidential elections have been boiled down to a June 16-17 contest between Mubarak's last prime minister, one-time protege Ahmed Shafiq, and Mohammed Morsi of the Muslim Brotherhood, a fundamentalist Islamist group that Mubarak persecuted for most of his years in power.
